Abstract

The construction industry often faces challenges such as delays, cost overruns, and waste. This study aims to improve the efficiency of mall construction projects using lean construction principles. The methods applied include the borda method for prioritization, the pareto method for identifying dominant causes of problems, and the root cause analysis (RCA) method for analyzing the root causes of issues. A case study was conducted on an ongoing mall construction project. Data was collected through field observations, interviews with relevant parties, project document analysis, and the distribution of questionnaires. The borda calculation results showed that the waste parameter had a total value of 1349, overprocessing with a value of 226, overproduction with a value of 212, motion with a value of 196, defects with a value of 191, waiting with a value of 186, inventory with a value of 182, and transport with a value of 156. Using the pareto method, it was determined that there are five critical parameters in this study: overprocessing with the sub-parameter of repairs, overproduction with the sub-parameter of design changes, motion with the subparameter of no special storage, defects with the sub-parameter of inappropriate heavy equipment used, and waiting with the sub-parameter of material delays arriving at the project site. The root causes of each critical waste parameter were identified using the RCA method, with the results showing that overprocessing was due to insufficient supervision, overproduction was due to the absence of contract documents regulating design revisions, motion was due to insufficient coordination between planners and implementers regarding operational needs, defects were due to the sole responsibility of the owner for heavy equipment procurement, and waiting was due to the owner's design not yet being finalized.
