Abstract
Surabaya's economic growth, which reached 5.76% in 2024, has driven a high demand for representative leased office spaces. However, the tropical climate with its high temperatures causes energy consumption in vertical office buildings to be exceptionally high, with air conditioning systems accounting for up to 64.7% of total building electricity usage. The design of this Office Tower in Surabaya aims to provide Grade A mixed-use workspace facilities capable of responding to local climate challenges to achieve optimal thermal comfort and energy efficiency. The design method applied is Force Based Design, which places climatic factors such as solar radiation intensity and wind movement as primary parameters in architectural decision-making. This design solution is realized through the theme "Smart Bioclimatic Office Tower," an approach that combines passive bioclimatic design strategies with the integration of smart building systems. The resulting design takes the form of a single-mass building with an elongated orientation along the Northeast-Southwest axis to minimize direct solar heat gain from the East and West sides. The building envelope is adaptively designed using undulating organic balconies that function as self-shading elements, combined with Low-E glass, kinetic vertical fins on the podium area, and vertical gardens to lower the microclimate temperature through evaporative cooling. For the interior, the layout adopts a central core system with an open-plan concept to provide maximum spatial flexibility and ensure an even distribution of natural light. The synergy between the responsive mass form, sky gardens as transitional spaces, and efficient mechanical systems results in a modern, productive, and sustainable office building amidst urban density.
