Abstract

Profitability is one of the primary indicators that reflects management's success in managing the company's resources and demonstrates the company's performance. This study aims to analyze the effect of leverage, activity, and liquidity on profitability, with interest rates serving as a moderating variable in companies within the property and real estate sector listed on the Indonesia Stock Exchange. This study employs a quantitative research method using secondary data obtained from the documentation of the annual financial statements of property and real estate companies listed on the Indonesia Stock Exchange. The study applies the Moderated Regression Analysis (MRA) technique with a sample of 71 property and real estate companies selected through purposive sampling, covering a four-year research period from 2021 to 2024. The results of the study indicate that leverage, activity, and liquidity contribute to corporate profitability. Interest rates are able to moderate the relationship by weakening the effect of leverage on profitability. However, interest rates are not able to moderate the effects of activity and liquidity on the profitability of companies in the property and real estate sector listed on the Indonesia Stock Exchange.
