Abstract
Building maintenance is an essential aspect in ensuring the sustainability of a building’s function and structure. The post-retention phase begins after the retention period ends, namely after the Final Hand Over (FHO), when the responsibility for building maintenance is transferred to the building owner. The purpose of this study is to analyze various technical factors that influence the success of building maintenance in the post-retention phase. Data were collected through questionnaires completed by 50 respondents with a minimum of two years of experience in high-rise building construction, who are therefore considered competent in this field. A purposive sampling technique was applied to ensure that the respondents involved were relevant to the research context. The analysis process employed the Structural Equation Modeling–Partial Least Squares (SEM–PLS) approach, which was then analyzed using SmartPLS version 4.0. Based on the analysis and literature review, the technical factors influencing building maintenance in the post-retention phase include building design, maintenance frequency, material availability, adaptation to weather conditions, material quality, and quality control. The criteria for successful building maintenance in the post-retention phase include cost planning, scheduling, work quality, safety and security, and resistance to external environmental factors. The results of the analysis show that material quality is the most dominant technical factor in determining maintenance success, with a factor loading score of 0.784. In addition, work quality is identified as the most influential success criterion, with a factor loading score of 0.841. Overall, this study highlights that the success of building maintenance is strongly determined by technical factors—particularly material quality—and by success indicators such as work quality, both of which should be the main focus in post-retention maintenance strategies.
