Abstract
Portland Composite Cement (PCC) is a type of cement made from a mixture of clinker, gypsum, and inorganic additives such as fly ash and copper slag, which has the advantages of low hydration heat, sulfate resistance, and produces concrete with a smoother surface. To meet the increasing national cement demand along with infrastructure development, including the IKN project, a PCC factory is planned to be established in Bangkalan Regency, East Java, with a capacity of 360,000 tons/year, operating continuously 330 days/year, and employing 184 workers. The location was chosen because of the abundant availability of raw materials and strategic transportation access, with the production process using a more efficient and environmentally friendly dry method. Economic analysis shows a total investment requirement of IDR 1.156 trillion, production costs of IDR 737.86 billion/year, sales revenue of IDR 1.036 trillion/year, with an ROI after tax of 14.57%, an IRR of 10.06%, a PBP of 2 years and 4 months, and a BEP of 34.51%, so this project is feasible to be realized.
