Abstract
Revitalization of traditional markets is carried out to increase economic growth. To realize this project, a fairly large investment is required, so an investment feasibility analysis needs to be carried out. Feasibility analysis The purpose of this feasibility analysis is to determine the profitability of an investment with the result being a decision whether it is feasible or not. This research reviews financial aspects using the parameters Net Present Value (NPV), Internal Rate of Return (IRR), Benefit-Cost Ratio (BCR), and Payback Period (PP). Then a sensitivity analysis of kiosk levy rates and losses was carried out on the Net Present Value (NPV) and Payback Period (PP) values. The calculation shows the Net Present Value (NPV) value obtained during the economic period was -8,596,409,255, the IRR was 2.746%, and the BCR was 0.6885. Payback Period analysis shows that the capital spent will not be returned. Based on the value of the analysis, the revitalization of Yogyakarta Sentul Market is classified as not feasible from the financial side. The sensitivity of kiosk levy rates and losses to the NPV value show that revitalization will be feasible if the kiosk levy rates and accumulated losses are at least 68.31%.
