Abstract

The development of the Java Integrated Industrial and Ports Estate (JIIPE) in Manyar District, Gresik Regency, has increased the demand for vertical housing to accommodate population growth and industrial activities. At the same time, Gresik Regency is located in a seismic-prone region, requiring building structures to comply with earthquake-resistant design provisions. One alternative is the use of a precast concrete system, which offers advantages such as faster construction, improved quality of structural elements, and greater efficiency compared with conventional cast-inplace construction. However, the implementation of precast concrete systems requires special attention to the connections between precast elements, erection procedures, and structural performance under seismic loading.This study aims to design an 18- story apartment building in the JIIPE Manyar Gresik area using a precast concrete system, design wet-joint connections between precast elements, develop the construction method, and evaluate the seismic performance of the structure using nonlinear static (pushover) analysis. The results indicate that the precast structural elements satisfy the strength requirements during lifting, stacking, pre-composite, and post-composite conditions. After composite action, the precast elements and the concrete overtopping act monolithically to resist the factored load combinations. Beam connections utilize Modix Rebar Couplers, while column connections employ NMB Splice Sleeves, combined with short corbels, grouting, and concrete overtopping to ensure structural continuity. The analysis shows that the shear walls resist 71.378% of the base shear in the X-direction and 73.892% in the Y-direction, while the Special Moment Resisting Frame (SMRF) carries 28.621% and 26.107%, respectively, thereby satisfying the dual structural system requirements specified in SNI 1726:2019. Based on the pushover analysis, the performance point was obtained at Sa = 0.377 g and Sd = 397.789 mm in the X-direction, and Sa = 0.431 g and Sd = 390.094 mm in the Ydirection. The structure achieved the Immediate Occupancy (IO) performance level, with ductility values of 5.715 in the X-direction and 5.682 in the Y-direction, indicating that the structure can be classified as having full ductility.
