Abstract

The population growth in Surabaya continues to increase the demand for adequate housing each year, while the availability of land is becoming increasingly limited. This condition has resulted in many low-income communities (MBR) not yet owning their own homes. This situation necessitates the development of vertical housing that is not only affordable and land-efficient but also capable of providing a healthy living environment without negatively impacting environmental sustainability. The application of green architecture in low-cost rental apartments (Rusunawa) is an appropriate approach to addressing these challenges. This design aims to provide affordable rental housing for low-income communities in Surabaya, reduce the density of horizontal housing developments, and improve quality of life through enhanced thermal, visual, and acoustic comfort. The design is also intended to ensure efficient water and energy consumption, utilize environmentally friendly materials, and implement effective water and waste management systems. The design process employs a contextual approach, conducted through the collection of primary data via field observations and secondary data through literature reviews, technical regulations, and comparative building analyses. The design process includes space requirement analysis, site evaluation, understanding vertical housing standards, and formulating concepts based on green architecture principles. The study results indicate that green architecture principles can be effectively applied to Rusunawa through the use of natural lighting and ventilation, efficient land management, affordable and environmentally friendly materials, as well as water recycling and waste management systems. Furthermore, the proposed space program is considered capable of meeting residents’ needs through the provision of communal facilities, supporting spaces, and adequate public amenities. This design is expected to serve as a model for sustainable vertical housing that provides a better quality of life for low-income communities in Surabaya.
