Abstract
Construction projects often face higher risks compared to other types of projects, primarily due to potential delays from inaccurate scheduling and cash flow issues. Therefore, effective scheduling analysis and payment systems are crucial for contractors to mitigate these risks and ensure maximum profitability. This study aims to identify optimal profitability for contractors by analyzing various payment systems and scheduling utilization. The methods used include cash flow analysis and feasibility analysis using NPV, BCR, and ROI. The research explores eight different approaches to payment and scheduling to evaluate their impact on project profitability. The results show that the optimal profitability for contractors is achieved with Alternative 5, featuring a float time of 0% and no advance payment. This approach yields the highest profit, with an NPV of IDR 15,338,960,581, a BCR of 1.059, and an ROI of 5.90%. From these results, it can be concluded that avoiding the use of float time leads to the most optimal profitability for contractors. Additionally, it indicates that the scheduling plan implemented by the contractor on the Twin Tower project is well-structured. However, for the payment system, it is recommended to implement a no-advance payment policy. This research is expected to help contractors optimize their profits in the competitive construction industry.
