Abstract

One of the phenomena that often occurs in an area is the presence of vacant land. Vacant land in Medokan Ayu Village experience developments and changes in use every year. Most of the Besides being residential land, the land has been optimized for public facilities supporting environmental activities. Thus, the availability of vacant land (vacant land) in Medokan Ayu Village is decreasing, but demand (demand) for land continues to grow along with human needs in make use of the land itself is so great. The principle of supply and demand is mutually interact to affect land prices reflecting the quality of land values that. This can cause land values ​​to tend to experience increase. So, it is necessary to do an analysis using the linear regression method based on the calculation of land value each year. Each area has a land value varied, so it is necessary to average each zone to facilitate analysis. Calculation of land value increase is based on Indicative Value Average (NIR) representing the Land Value Zone (ZNT), then processed to produce a good correlation in accordance with the basics of doing research. After that, it can be determined the amount of land value increase in the research year in percentage form. Increase in land value based on the average of the entire zone in Medokan Ayu Village in the research year, namely 2015-2018, which was 15%, as for the increase in land value by 16% based on the overall average year. From the results of the study it was concluded that the relationship between the development of vacant land to land value has a significant and varied correlation. Availability vacant land can affect changes (increases) in land values, thus means that the smaller the value of vacant land in a zone, the value of the land will be higher ride.
